Miniature Massachusetts Home Shocks Web


Many small houses are prefabricated and on wheels. They’re mobile and comfortable, but don’t offer much history beyond their size, of course.

But an extremely small house in the Boston suburb of Newton, MA, marketed for $ 450,000, went viral this week and was shared all over the web. People were shocked at the price per square foot of the 51-year-old home, a staggering price of $ 1,792. This price point is more typical of luxury mansions in Los Angeles, Miami, or the San Francisco Bay region.

However, this miniature Massachusetts wonder doesn’t come with top-of-the-line amenities. What it offers are know-how and wise updates.

One of the reasons he’s so sturdy and adorable is that the 251 square foot home was built in 1970, intended to serve as a contractor’s office. Freshly restored, the one-bedroom, one-bathroom cottage has been in the same family for 40 years, says listing agent, Hans brings by Coldwell Banker Realty-Waltham.

“Almost a complete makeover,” he says, of what lies beyond the ivory stucco exterior and pretty sky blue trim (including pretty shutters).

A new kitchen with granite counters and floating shelves has just been added, the bathroom has been updated and the lighting and electricity are all new.

“This is definitely the smallest house I have ever marketed in my 31 years of selling homes,” Brings says.

Because it’s cleverly designed, “it’s not like you feel claustrophobic at home,” he says.

To maximize light and space, the house has a skylight and a loft-style bedroom, accessed by a ladder. These two design decisions make the chalet appear larger. The buyer could also add more living space by redeveloping the basement, increasing the tiny square footage.

The 2,452 square foot lot has enough space for three cars to park on the street and welcome friends for al fresco dining.

“The average lot size in this neighborhood is around 6,000 square feet,” says Brings. “It’s less than half the square footage.”

Typical homes in the area are also about 10 times the size of this one, at around 2,000 square feet, the agent explains.

While the house is undeniably small, the asking price of $ 449,900 falls well below the Median list price of $ 1,300,000 in Newton, a community of 90,000 attractive for its “highly rated schools,” Brings explains.

Brings suggests that there could be three types of buyers for the chalet.

“The ideal buyer is a single person, who isn’t looking for a lot of space, but always a place of their own,” he says.

Alternatively, he says, it could be picked up by a neighbor interested in offering out of town guests a place to go.

Interest can also come from a “shopper looking to hang their hat here a few days a week, instead of a hotel room in Boston,” he says.

Anyone who moves into this adorable little house, one thing is for sure: “It certainly caught the attention of a lot of people,” says Brings, who has received calls and emails after being featured in several local media outlets.
